💰IREIT Global Lead Top 10 S-REITs by Distribution Yield in H125
The ranking of Singapore real estate investment trusts (S-REITs) dividend yields in the first half of 2025 is released, and global asset trusts have performed well.
According to data from FSMOne and Bloomberg as of July 25, $IREIT Global SGD(UD1U.SI)$ ranked first with a dividend yield per unit of 8.9%, followed by Sasseur Real Estate Investment Trust (8.6%) and $First Reit(AW9U.SI)$ (8.3%).

List highlights:
Global and medical assets dominate: Among the top 10, REITs holding overseas assets such as $EliteComREIT GBP(MXNU.SI)$ (8.2%) and $Daiwa Hse Log Tr(DHLU.SI)$ Trust (8.1%) occupy half of the seats, showing investors' preference for diversifying regional risks.
Industrial and logistics resilience: $Sabana Reit(M1GU.SI)$ (8.0%) and $FRASERS LOGISTICS&IND TRUSTAUD(BWQU.SI)$ (6.9%) benefited from e-commerce and supply chain demand, and their yields remained in the middle.
China market under pressure: $CapLand China T(AU8U.SI)$ ranked last with 6.8%, reflecting the drag of China's real estate adjustment on rental income.
Market analysis:
Rate gap widens: The difference between the top $IREIT Global SGD(UD1U.SI)$ (8.9%) and the bottom $CapLand China T(AU8U.SI)$ (6.8%) is 2.1 percentage points, the largest difference in the past three years, highlighting the importance of asset quality and regional selection.
Defensiveness in healthcare and consumer goods: $First Reit(AW9U.SI)$ (8.3%) and $Sasseur Reit(CRPU.SI)$ (8.6%) maintain high dividend payout capacity during the interest rate hike cycle due to rigid demand attributes.
Future outlook:
Analysts point out that if the Fed starts to cut interest rates in the second half of the year, REITs with high debt ratios may see valuation repair, but they need to be wary of the impact of geopolitics on overseas asset rents.
